Sometimes the most awkwardly named places surprise you, and this flat on Redan Place actually delivers on pretty much everything it promises.

The location is genuinely brilliant, though you’d never guess it from the quiet residential street. Redan Place sits just off the Bayswater Road, which means you’re literally a two-minute walk from Hyde Park’s northeast corner – I mean, you can see the trees from the windows. But here’s what the listing doesn’t tell you: you’re also about six minutes from Lancaster Gate tube station, which is absolutely clutch because it’s on the Central Line. No faff with connections to get to Oxford Circus or the City. The building itself is one of those classic white stucco Victorian terraces that Westminster is full of, though flat 9 has been completely gutted and redone inside. The air conditioning is proper central AC, not those portable units that sound like jet engines – honestly, this was a godsend during last summer’s heatwave when most London places just… suffer.

What really won me over was how the space actually works for groups. The three bedrooms aren’t just afterthoughts crammed into corners; they’re properly sized, and having three full bathrooms means nobody’s queuing for showers in the morning. The main living area flows nicely between the kitchen and sitting room, with big windows that let in loads of natural light (south-facing, if you care about that sort of thing).
