Oak & Poppy Overview

First Impressions

Walking up Rosslyn Hill in Hampstead, you’d almost miss Oak & Poppy if you weren’t looking for it — and honestly, that’s part of its charm. This four-star boutique hotel sits quietly among the Georgian townhouses, feeling more like a well-kept secret than a typical London hotel. The moment you step inside, there’s this immediate sense that someone actually cared about every detail here, from the carefully chosen artwork to the way the light filters through the windows.

The Hampstead Advantage

Here’s what I love about staying in this part of London — you’re genuinely in one of the city’s most coveted neighborhoods, but it doesn’t feel touristy at all. Hampstead Heath is literally a five-minute walk away, which means you can actually go for a proper morning run or evening stroll without dodging crowds. The high street has that perfect mix of independent cafes and shops that locals frequent, plus you’re close enough to central London that the Northern line gets you to King’s Cross in about fifteen minutes. I mean, couples consistently rate this location 9.6 out of 10, and after spending time here, I get why.

The Room Experience

The room I stayed in had this lovely balance — modern amenities without feeling sterile or overly designed. What struck me most was the attention to comfort rather than just style. The bed was genuinely excellent (you know how hotel beds can be hit or miss), and there’s proper blackout curtains, which is surprisingly rare in London. The bathroom felt spacious for a boutique property, with a shower that actually had good water pressure — small things that matter when you’re trying to start your day right.

Daily Rhythms

Mornings here have this relaxed pace that’s hard to find in central London hotels. The breakfast setup feels intimate rather than rushed, and the staff genuinely seems to remember your preferences after a day or two. What I appreciated was how they handle the small stuff — good coffee that’s available throughout the day, helpful recommendations that go beyond the obvious tourist spots, and that kind of service that feels attentive without being intrusive. There’s also parking available, which honestly is worth mentioning because finding a spot in Hampstead can be a nightmare otherwise.

Why Guests Love It

Oak & Poppy works because it gets the fundamentals right while giving you access to one of London’s most desirable areas. You’re staying somewhere that feels residential and peaceful, but you’re not sacrificing convenience or quality. The 9.3 rating makes sense when you experience how everything just… works smoothly. It’s the kind of place where you can walk to Kenwood House for an afternoon, grab dinner at one of Hampstead’s excellent pubs, and still feel like you’re having an authentic London experience rather than just ticking boxes on a tourist itinerary.

everything! the apartment was far beyond expectations: Cozy, big, well equipped, clean, shiny, everything you need. location was perfect for my needs, and above all: the team is just wonderful! so nice and gentle, willing to help with any need or question. The restaurant downstairs is also very good, great atmosphere, food and service. I highly recommend the place.!

  • Alan from South Africa (10/10)

Everything was as it should be for a quality accommodation. Oak & Poppy was the very first place we have stayed at in over 20 years where they have thought of everything and we could not fault it. Staff very friendly and helpful. It may be a little higher priced than similar properties in the area however it was more than worth it in our opinion.

  • Anna from United Kingdom (10/10)

This apartment was lovely, it was very modern, highly equipped, and very comfortable. The view from the bedroom being the large stained glass window of the church behind the property was stunning. The hosts of the property were amazing, I can't thank them enough for making our stay so smooth. They were incredible! We were staying for my partners birthday and valentine's day, and this was perfect. Also, if you stay here, you must eat at the restaurant downstairs, the food was excellent, the nicest place I've eaten in a long time. I can't recommend this place enough, and I will definitely be staying here again in the future!

This is an exceptional apartment, with really lovely staff. We arrived late on a Friday night and the restaurant manager kept a table for us. The food and service at Oak and Poppy was excellent! We stayed 5 nights in London, and ended up eating at the restaurant twice! The apartment itself was beautifully designed and decorated. Lovely big windows and high ceilings. Beautiful furnishings, artwork and bed was very comfortable The hosts prepared the sofa bed, and left a bottle of wine and chocolate in the fridge upon arrival. Great hospitality! This is a really special place. Will definitely stay there next we are in London

  • Krista from United Kingdom (10/10)

Everything was fantastic but the extra touches like drink on arrival, dressing gowns, wine in the fridge were what made us feel it was really worth the expense!

  • Roberto from Switzerland (9/10)

The flat is very beautiful. You have a feeling of space and feeling at home. The location in great in a safe neighbourhood surrounded by restaurants, shops and amazing parc. The appartment is quiet even if you are up to the bar/restaurant – the food at oak and poppy is very nice and the staff is very friendly.

    We will definitely come back

The facilities were excellent, everything had been thought about to make the stay as comfortable as possible and the food in the restaurant of the same name downstairs was fantastic!

  • Jacqueline from United Arab Emirates (10/10)

The apartment was beautifully furnished and tastefully decorated. It was also extremely clean and comfortable. The staff were very helpful and accommodating with our requests too. They even had a bottle of wine in the fridge for us upon arrival! The Oak and Poppy restaurant underneath was a real highlight too!
