KingswayPark Hotel at Park Avenue Overview

First Impressions

Walking up to KingswayPark Hotel at Park Avenue on Sussex Gardens, I honestly wasn’t expecting much from this three-star property — but you know what, sometimes the unassuming places surprise you the most. The building has that classic London townhouse charm, and there’s something refreshingly straightforward about it. No pretense, just a solid place to stay in one of the city’s most practical neighborhoods. The staff greeted me with genuine warmth, which already set a different tone than some of the stuffier places I’ve stayed around London.

Location That Actually Works

Here’s the thing about Sussex Gardens — it’s not the flashiest address, but it’s incredibly smart if you know London at all. You’re literally a two-minute walk from Paddington Station, which means the Heathrow Express is right there (trust me, this matters when you’re dragging luggage). Hyde Park is just across the road, and I found myself cutting through it constantly to get to Oxford Street or Marble Arch. The couples who rate this location so highly aren’t wrong — there’s something romantic about having that green space right at your doorstep, plus you can actually walk to most of the major sights without dealing with the Tube every single time.

The Room Experience

My room was compact but thoughtfully arranged — I mean, this is London, so you’re not getting a palace, but everything felt clean and functional. The bed was surprisingly comfortable, and the bathroom, while small, had decent water pressure (which honestly can be hit or miss in older London buildings). What I appreciated most was the attention to details like proper bedside lighting and enough outlets for charging devices. The windows faced the street, so there was some traffic noise, but nothing that kept me awake — and honestly, the sounds of London outside kind of added to the whole experience.

Breakfast and Practical Perks

The full English breakfast they serve is actually quite good — proper bacon, decent sausages, and they don’t skimp on the portions. I’m usually skeptical of hotel breakfasts, but this one felt authentic rather than just going through the motions. Having private parking available is genuinely rare around here, so if you’re driving into London (though I’m not sure why you’d want to), that’s a real advantage. The breakfast room has a cozy, almost family-run feel to it, and the staff remembered how I liked my coffee after just a couple of days.

Why Guests Love It

Look, this isn’t a place that’s trying to be something it’s not — it’s a well-run, comfortable hotel in a spot that makes exploring London genuinely easy. The value proposition is solid, especially when you factor in that location and the fact that you’re getting reliable service without paying West End prices. I’d definitely stay here again, particularly for shorter trips where I’m planning to be out exploring most of the time anyway. Sometimes the best hotels are the ones that just get the basics right and don’t get in the way of your actual London adventure.

  • Rinku from India (8/10)

The location is absolutely "spot-on". Walk exactly 2 blocks out of Paddington and you can easily locate the hotel. The area is very beautiful, peaceful and not secluded. Lots of places to eat and do basic groceries. The Hyde Park is right behind, about 7-8 minutes walk. My daughter and me walked there. Again, two undergrounds, Marble Arch and Lancaster Gate are near the Hyde Park.

The room and bathroom were great. Small room but not suffocating. Very intelligently done with lots of storage space. The room was cleaned, towels and sheets replaced the second day.

Thanks to Hillary for being so warm and sweet at breakfast.

Kevin at the main desk was very very friendly and warm.
